Core legal documents
Gather the complete signed lease, the registered leasehold title and any deeds of variation, rectification or assignment that change relevant terms. Include every schedule and plan rather than selected pages.

- Any earlier extension or statutory notices
Property and rent information
Record the property type, location, accommodation, condition and any features that affect comparison with sale evidence. Set out the complete ground-rent schedule with dates.
For an automated process, distinguish facts entered by you, facts extracted from documents and public evidence. Resolve material conflicts before calculation.
Comparable evidence
Comparable sales need context: tenure, lease length, date, location, size and condition. An asking price is not the same as a completed sale. A qualified valuer can select and adjust evidence using professional judgment that an automated report cannot reproduce.
